What Flat Roof Repair Includes

Flat roofs leak differently. Water sits instead of running off, so any seam, flashing or puncture that a pitched roof would shed becomes a slow leak, and after a Central Texas downpour the ponding areas find every weakness. We see it on the 1970s and 80s flat-topped homes in Austin, on porch and addition roofs where someone used shingles on a pitch too low for them, and on the small commercial buildings along 290 and 130 that have been patched with roof cement for years.

We repair TPO, modified bitumen, EPDM and built-up roofs: rewelding or re-seaming, replacing wet sections, rebuilding drain and scupper flashings, raising low spots that pond, and flashing HVAC curbs and wall junctions properly. Then we water test it. If the membrane is at the end, or the insulation under it is saturated, we say so and price a coating or a replacement alongside the repair so you can choose with the facts.

Flat Roof Repair FAQs

Can you just coat it?

If the membrane and the insulation under it are dry and sound, a coating can add years. If cores show wet insulation, a coating traps the water and the roof keeps rotting. We check before we recommend either.

My porch roof has shingles and leaks. Why?

Shingles are rated for a 2:12 pitch minimum and work poorly under 4:12. On a flat porch or addition roof, water backs up under them. The fix is a low-slope membrane such as TPO or modified bitumen.

Do you do flat roof repair on houses?
