Fix the roof you have when that is the honest answer.
Roof repair in Manor and the greater Austin area: wind-blown and missing shingles, cracked pipe boots, failed flashing at chimneys and walls, damaged valleys, ridge caps and vents. We repair when a repair will hold and tell you when it will not.
Not every roof problem is a new roof. Shingles gone after a wind front, a ridge cap that lifted, a rubber pipe boot that split after a few summers of UV, step flashing that pulled away from a second-story wall, a valley worn through, a vent that rusted out: those are repairs, and on a roof with life left in it a repair is the right call. We do a lot of them.
We match the shingle as closely as it can be matched, replace flashing rather than smearing sealant over it, and use new boots and vents instead of patching old ones. Every repair comes with a written price before we start and photos of what we fixed. And while we are on the roof we look at the rest of it, so if the repair is throwing money at a roof that is finished, we say so and price both options.
We get on the roof, photograph what we find, and show you. If the roof is fine, we tell you it is fine.
A line-item scope: what gets replaced, what materials, what it costs. Nothing starts until you approve it.
Tear-off, decking check, underlayment, shingles, flashing and ridge, then a magnet sweep of the yard for nails.
You get the price before the work starts. These are the things that move it:
Usually, for roofs under about ten years old. For older discontinued shingles we use the closest match and tell you up front how visible it will be.
Yes. If a repair is throwing money at a roof that is finished, we say so and price both options. The choice is yours.
Yes, because a small repair still takes a trip, setup and safe access to the roof. We tell you the number on the phone before we come out.
Pick a direction, then your town, for what this work looks like on the roofs there.
Home base. Fast-growing subdivisions on Blackland Prairie clay, builder-grade roofs from the 2005 to 2022 boom, and the busiest hail corridor in the region.
