Roofs in Lakeway: What's Different Here

Lakeway has two generations of roofs. Old Lakeway along Lohmans Crossing and the lake, plus Cardinal Hills and The Hills, has homes from the 1970s and 80s with original decking, low-slope sections, and roofs that have been re-covered more than once. Rough Hollow, Flintrock Falls, Serene Hills and the newer sections are 2000s to 2020s homes, larger, two-story, with complex rooflines and a mix of architectural shingles, tile and standing seam. HOAs are active throughout.

The lake drives the weather. Storms build over Lake Travis and hit Lakeway with wind and hail before they reach the rest of the metro, and the roofs facing the water take the worst of it. The ground is limestone with cedar and oak, so foundation movement is minor but trees and steep, tight access matter. Lakeway requires a permit for a re-roof.

Common roof problems in Lakeway

  • 1970s and 80s lake homes with original decking and low-slope sections
  • Wind and hail damage on lake-facing slopes
  • Complex rooflines in Rough Hollow and Flintrock Falls with many valleys to flash
  • Limb damage and debris under cedar and oak
  • HOA material and color requirements

Roof replacement, shingles, metal and inspections

New roofs installed to the manufacturer spec, not the builder spec, with the underlayment, flashing and ventilation that make a roof last in Central Texas heat and hail.

Roof Replacement in Lakeway

On an old Lakeway lake house a replacement means taking off old layers, replacing decking, roofing the low-slope sections with the right material instead of shingles, and adding ventilation the house never had. In Rough Hollow and Flintrock Falls it is a large, complex two-story roof built to spec with ice and water shield in every valley and an HOA-approved shingle or standing seam.

Metal Roofing in Lakeway

Standing seam is common on newer Lakeway homes and a strong choice for lake-facing roofs that take wind and hail. It also solves low-slope sections on older homes. We confirm HOA rules first and install where allowed.
