We repair those roofs by replacing fasteners with oversize screws and new washers, resealing laps and penetrations, and replacing damaged panels, which buys years at a fraction of a new roof.

Often, yes. A metal-over-metal retrofit installs sub-purlins over the existing panels and a new roof on top, with no tear-off, and the building stays dry throughout. We check the framing and the local code requirements first.
R-panel costs less and is fine for most shops, barns and warehouses if the fasteners are maintained. Standing seam has no exposed screws, lasts longer, and makes sense on buildings you plan to keep for decades or that are conditioned.
Cosmetic dents do not leak, and many commercial policies exclude them. Split or punctured panels do leak and are replaced. We document both honestly so your claim is clean.
