Roofs in Elgin: What's Different Here

Elgin has two kinds of roofs. In and around the historic downtown there are homes from the early 1900s through the 1970s, many with steep pitches, chimneys, additions and layers of old roofing, where the decking and flashing matter as much as the shingles. Outside town, on the county roads toward Manor, Coupland and McDade, are acreage properties with a house, a shop and a barn, and metal is often the right answer for all three. Newer subdivisions like Saratoga Farms, Harvest Ridge, Trinity Ranch and Homestead Estates add the same builder-grade shingle roofs found everywhere else east of Austin.

The weather here is the open-country version of the Central Texas pattern: straight-line winds with nothing to slow them down, hail on the same spring cycle as Manor and Pflugerville, and summer heat that wears out exposed-fastener metal roofs by backing out screws and cracking washers. Older Elgin homes also tend to have inadequate attic ventilation and original tin or multiple shingle layers that must come off before a proper roof can go on.

Common roof problems in Elgin

  • Backed-out screws and cracked washers on older exposed-fastener metal roofs
  • Multiple shingle layers and soft decking on homes near downtown
  • Wind damage on open acreage with no windbreak
  • Hail-damaged builder shingles in the newer subdivisions
  • Shops and barns needing R-panel or standing seam replacement

Roof Replacement in Elgin

Replacing a roof in Elgin often starts with what is underneath. Homes near the historic downtown can have two or three layers of old shingles over decking that has never been seen, and the replacement is not right until all of it is off and the soft sheets are replaced. In Saratoga Farms, Harvest Ridge and the newer subdivisions it is the same builder-grade replacement we do in Manor, done to spec.

Shingle Roofing in Elgin

Shingle roofing in Elgin ranges from re-shingling a 1940s house with original decking to replacing a fifteen-year-old builder roof in Eagle's Landing. Both get the same installation: synthetic underlayment, flashing done properly, ventilation, and an architectural or Class 4 shingle.

Metal Roofing in Elgin

Elgin is our busiest town for metal. Acreage homes, workshops and barns off County Line Road and Old Highway 20 are natural fits for R-panel, and the newer farmhouse-style builds want standing seam. We also replace tired exposed-fastener metal with either, and can often roof the house and the shop on the same job.

Roof Inspection in Elgin

Free inspections in Elgin are often pre-purchase: older homes downtown and acreage properties with a house, shop and barn, where the buyer wants to know the condition of all three roofs before closing. We walk each one and give you a photo report with remaining-life estimates.

FAQ

Elgin Roofing FAQs

Do you roof shops and barns as well as houses?

Yes. Standing seam or R-panel on outbuildings is common work for us around Elgin, and we can roof the house and the shop on the same job.

Can you put metal over my existing shingles?

Sometimes, if there is a single layer and the decking is sound. We check both before recommending it; on older homes a tear-off is usually the better choice.
