Roof Replacement in Belterra, TX

Shingle roof replacement done to the manufacturer spec, not the builder spec.

Replacing a Belterra roof means a 2005 to 2012 builder roof coming off a two-story home: full tear-off, synthetic underlayment, ice and water shield in every valley, flashing rebuilt, ventilation sized right, and a Class 4 shingle or standing seam nailed and sealed for Hill Country wind, in an HOA-approved color.

Roof Replacement in Belterra: What It Looks Like Here

The oldest Belterra sections are approaching twenty years, and because the community went up in a short window with the same builder-grade shingle, the roofs there are coming due together. When we replace one, it is built for the exposure: full tear-off, synthetic underlayment, ice and water shield in every valley and dead valley, new boots and wall flashing, ridge ventilation with matched intake, and shingles nailed with six nails in the line with the starter and rake edges sealed.

The shingle is a Class 4 impact-resistant product in a color the Belterra HOA approves, because hail crosses this side of 290 every few years and many carriers discount a documented Class 4 roof. Standing seam is the other approved answer and a growing choice here; it does not lift in wind and it suits the Hill Country style. We price both.

Belterra is unincorporated Hays County, so there is generally no city permit, only the HOA submission, which we handle before ordering. Most homes are a two-day replacement and every job ends with a magnet sweep.
